McDonald's pledges $8.5 billion for restaurant overhaul through 2036

McDonald's detailed its McDonald's > NEXT growth strategy and announced new financial targets at an investor day at its Chicago headquarters on Wednesday, including a plan to provide roughly $8.5 billion in support to franchisees through 2036 to fund restaurant upgrades, technology deployment, and operational improvements. Of that total, the company said approximately $5 billion will flow to franchisees by 2030, taking the form of rent relief and direct capital contributions. The company projects the program's efficiency gains will add approximately $100,000 to the annual cash flow of a typical U.S. restaurant, with franchisees expected to recoup their net investment within roughly four years once the company's support is factored in.

A central element of the plan is Restaurant > NEXT, which includes equipment upgrades, a new restaurant design, and the rollout of an artificial intelligence-powered operating system called ArchIQ, according to CNBC. The company estimates the combined equipment, design, and technology changes under Restaurant > NEXT will yield roughly 250 basis points of gross efficiency improvement across its U.S. and international operated markets. McDonald's also set a target of expanding its operating margin to the low-to-mid 50% range by 2030.

The company reported an operating margin of 46.1% in 2025. Part of that expansion is expected to come from reducing general and administrative costs to about 1.9% of system-wide sales by 2030, down from a projected 2.2% in 2026. On the growth side, the company said it is targeting a 1.5-percentage-point pickup in global market share across both chicken and beverages by 2030, while also defending its longstanding position as the leader in beef.

New restaurant openings are expected to contribute about 2.5% to system-wide sales growth in 2027, moderating to around 2% by 2030, the company said. McDonald's said it will also address food quality and hospitality through a multi-year initiative called Make It Golden, with the rollout scheduled to kick off on October 5 — what would have been the 124th birthday of Ray Kroc, who built the burger chain into a worldwide powerhouse. "McDonald's has the unmatched scale, customer insights, brand loyalty, and operational capabilities to not only adapt to the next wave of change in our industry, but to turn it into an advantage," McDonald's Chairman and Chief Executive Officer Chris Kempczinski said in a statement.

McDonald's unveiled the McDonald's > NEXT strategy at its biennial franchisee convention in June, but had held back financial details until the investor day. The plan replaces the company's previous Accelerating the Arches framework, which had prioritized digital channels and delivery since 2020. The chain's U.S. comparable sales rose just 0.8% in the second quarter, with domestic guest counts falling, as it launched the new strategy.

From 2027 through 2030, McDonald's projects annual baseline capital expenditures of about $3 billion, plus an additional $1.5 billion to $2 billion in cumulative capital spending to accelerate the restaurant improvement rollout, the company said.
