Mortgage rates edged down this week, snapping a six-week streak of gains, after weak jobs data and signs of cooling inflation lowered the odds that the Federal Reserve will hike benchmark interest rates next month.
The average 30-year mortgage rate was 6.67% this week through Wednesday, according to Freddie Mac data, from 6.69% a week earlier. The 10-year Treasury yield, which mortgage rates closely track, was little changed this week after new data showed that the US unexpectedly lost jobs in July and annual inflation cooled slightly, in line with economists' expectations. The combination of a weakening job market and easing inflation lessens pressure on the Fed to raise interest rates at its September meeting.
The Fed doesn't directly control mortgage rates, but expectations about its policy decisions can influence them. "The latest jobs and inflation data took some pressure off mortgage rates and gave the Fed room to pause," Kara Ng, senior economist at Zillow, said in a statement. "But with Zillow forecasting mortgage rates only falling to 6.5% by year end, elevated borrowing costs are likely to slow housing activity in the second half."
